Real estate investors investors simply must have the right insurance. At our next South Meetup, Steve Luray of Steve Luray's Maryland Insurance Agency will update rehabbers and buy-and-hold investors on this vital topic.
Steve will address the current state of the insurance market with a focus on Maryland. Including:
-- Rising rates... increased Coverage A replacement cost requirements... fewer carriers writing habitational insurance, with several on moratorium or having new underwriting rules that make it impossible to write with them... increasing Builder’s Risk rates in Baltimore City.
-- Recent changes in the lead paint laws as to what constitutes a positive reading... what that means for you as a landlord... what, if any, protection exists from an insurance perspective.
-- Squatters and what to do about them regarding your insurance.
-- Allowing tenants to have dogs, and what that means for insurance -- including emotional support dogs and certain breeds.
-- Landlord roofs. Companies are using drones and satellite technology (before and after photos), so there's no hiding the condition of your roof. We'll also discuss roofing contractors.
