MODULE 1: Introduction to Wholesaling, and Finding the Deal

  • Deep dive into direct mail, because mail is where 80% of your leads will come from: determining your list… where to buy lists… proven mailings that generate leads… mailing it yourself vs. hiring it done… how many times to mail to a prospect

  • Qualifying the lead… the intake sheet you’ll fill out

  • How to determine equity and motivation…. deciding if a lead is worth pursuing… quick research to further qualify the lead… setting the appointment

MODULE 2: Calculating the Deal

  • Is it really a deal? You need to know ARV, rehab cost, rent, whatever the particular deal calls for

  • How to estimate repairs… how the scope differs for rehabs and rentals… the “per square foot” formulas for a quick guesstimate… the longer but more accurate way to do an estimate

  • How to calculate your asking price… what the market will bear — in typical markets and in today’s excellent market for wholesalers

  • The importance of providing potential buyers with accurate information so they look forward to your deals — instead of looking away
