Some folks assume funding is the hard part of doing deals. Not so! If you've found a good deal, funding should be no problem.
Maybe you need short-term money for a flip. That's where Shaun Magner of Monument City Capital comes in. Depending on the property and the loan-to-value, Shaun may lend you 100% of the purchase price and 100% of the rehab cost.
If you want long-term financing for a rental property, Fred Militello of 212 Mortgage (soon to become Grand Gate Capital) is your guy. You could get a loan of up to 80% of appraised value, with qualification based on the rental income only, not your personal finances.
If you're doing the BRRRR strategy (Buy-Rehab-Rent-Refinance-Repeat) to build your rental portfolio, you could work with Shaun for the short-term loan for purchase and rehab, then move on to Fred for the refinancing, possibly even with cash out.
