You buy rental properties for cashflow in, not cashflow out! On our next Landlording Strategies Meeting online, a lender who is also a landlord will help you calculate what you can afford to pay, working backwards from your expected rent.

Shaun Magner of Monument City Capital is a hard money lender who funds the purchase and rehab of a property to add to your rental portfolio. As a landlord himself, he understands that your rehab budget must be adequate to create a property that earns your desired rent. 

Shaun also knows that most borrowers will want to refinance out of hard money into a long-term loan at a lower interest rate. Will the after-rehab value of your rental property suffice for you to recoup your investment? And will the cost of debt service still allow your desired cashflow? Shaun will show you how to use a mortgage calculator to find out.
